I have a lot of carry over losses on my properties right now that I’d intended to use when I sell them to lower my taxes. Will this go away if I put the properties in a DST or trust?
No, since it is a disregarded entity, for tax purposes it is as if it doesn't exist and the ownership is the same as before.
