What is a nominee trustee?

A nominee trustee is the initial trustee of your land trust. The purpose of the nominee trustee is to provide anonymity in publicly filed paperwork. While the land trust agreement is not publicly filed, the deed used to move a property into a land trust will list a trustee of the land trust. In order to avoid having clients information listed on the publicly filed deed, a nominee trustee is listed. Per the trust agreement, once the deed is recorded, the nominee trustee ceases to be involved in the land trust and the successor trustee (client) becomes the sole trustee.
